      Our advice

Buying or selling in Grimsby: what to know

      Selling in Grimsby

      1. Price to your micro-market. A Grimsby Beach cottage, a lakefront condo and an escarpment property attract different buyers. The area benchmark shows the trend, not your home’s value.
      2. Expect careful buyers. The Niagara North benchmark was 5.5% below September 2025, so buyers compare closely. Preparation, pricing and presentation matter.
      3. Waterfront or rural? Document it. Gather shoreline permits, well and septic records, surveys and invoices before you list.
      4. Tell the commuter story accurately. GO buses serve Grimsby today; the GO train station is under construction, with opening slated for summer 2027.

      Buying in Grimsby

      1. Compare, then offer. Check asking prices against recent sales on the same street and in the same property type.
      2. Do rural due diligence. For country properties, test the well, inspect the septic system and ask whether the lot falls within a conservation authority regulated area.
      3. Plan your commute. Try the QEW and the GO bus at your real travel times before you commit.
      4. See new homes first. Get new Grimsby listings by email as soon as they come up.
