Moving to Grimsby, Ontario: A Local Realtor’s Guide (2026)
By Stephanie Pinet, Broker of Record, REALTY HUB ONTARIO INC. · Last updated September 28, 2026
If you’ve driven through Grimsby on the QEW or come for a weekend in wine country, you may have wondered whether you could actually live here.
Maybe you’re in Burlington, Oakville or Hamilton and want more space. Maybe you want a smaller town for the next chapter. Or maybe you just like the idea of the lake on one side and the escarpment on the other.
Grimsby isn’t perfect. The GO station isn’t open yet, train service to Niagara has been reduced for now, and a few costs work differently than in the city you may be leaving. This guide covers what I’d want to know in your shoes. For current prices and neighbourhoods, see my Grimsby real estate guide. If you own in Burlington, see what your Burlington home could buy in Grimsby.
I grew up in Burlington, and I’m raising my family in Grimsby. I’ve been licensed in Ontario real estate since 2014 and became a broker in 2020.
Grimsby at a glance
Where Grimsby sits
Grimsby is the first Niagara town you reach heading east from Hamilton. Lake Ontario is to the north, the Niagara Escarpment rises to the south, and the QEW runs right through town. Stoney Creek (Hamilton) is the neighbour to the west, and the Town of Lincoln, which includes Beamsville, is to the east.
Who might Grimsby suit?
Grimsby can be worth a look if you commute toward Hamilton, Burlington or the GTA and want a smaller-town base, if you’re after a yard or a different style of home, or if you want a quieter pace. Your needs matter more than any label, so that’s where we start.
Getting around: today, and after GO opens
Driving the QEW
Without a train station in town yet, the car is the default for many people here. Drive times to Hamilton, Burlington and Toronto swing a lot with the time of day and traffic, so I won’t give you one number. Before you buy, try the drive yourself on a weekday at the hour you’d actually commute, in both directions.
GO Transit today
Grimsby doesn’t have a train station yet. GO bus route 12 (Niagara Falls / Burlington) stops at the Casablanca Boulevard / QEW park-and-ride and connects to Burlington GO. Check the current GO schedule for times before you plan a commute around it.
If you’re planning to use the train from a nearby station, know this: starting September 8, 2026, Metrolinx cut three weekday and evening Niagara Falls GO train trips as an interim measure it expects to last until spring 2027. Rush-hour service wasn’t changed. Metrolinx pointed riders to GO bus route 12 to Burlington GO and warned of delays of up to 30 minutes on the Lakeshore West line between Confederation GO and Niagara Falls GO because of reduced track speeds.
The Grimsby GO Station: what’s confirmed
- Location: Livingston Avenue, west of Casablanca Boulevard
- Construction started: July 2026
- Target opening: summer 2027
- Plans include: one platform, 220 parking spaces, a bus loop and pick-up/drop-off areas
- Line: Lakeshore West, between Confederation GO in Hamilton and St. Catharines GO
The Town says the station will mean Grimsby residents no longer have to travel 30 minutes to reach their nearest GO station. Metrolinx hasn’t published the train schedule for the new station yet, so check gotransit.com closer to opening.
My take on the station
I think the station gives future residents a real extra option, especially if you’d rather not drive the QEW every day. It doesn’t guarantee anything about home values, and I’d be wary of anyone who says it does. Pick a home that works for you with or without the train, and treat GO as a bonus.
What it costs to live in Grimsby
2026 property taxes
Grimsby’s 2026 final total residential tax rate is 0.01368236 (Town, Niagara Region and education combined). To estimate the tax on a home, multiply its MPAC assessed value, not the asking price, by that rate. The 2026 final tax bill was due in two instalments, on August 7 and October 2.
Illustration only: The Town used $442,000 as the average assessed value of a Grimsby home in its 2026 budget. $442,000 × 0.01368236 ≈ $6,048 a year. Always ask for the latest tax bill on a home you’re serious about.
Based on the 2026 rates, the Town’s portion is roughly a quarter of the bill, Niagara Region’s (including waste and transit levies) is about 63%, and education is about 11%.
Why the assessment doesn’t match the price
Ontario’s province-wide reassessment is still postponed. MPAC says 2026 property taxes are still based on January 1, 2016 values. That’s why assessed values are often well below today’s prices.
Water and wastewater billing
Properties below the escarpment are billed for water services by the Town, separately from property tax. Starting in 2026, water and wastewater are both billed entirely on the water bill, every two months, with a fixed charge based on meter size plus a charge for what you use. Budget for it as its own line. If you’re looking up on the Mountain, ask how the property is serviced (for example, a well or septic system) before you firm up an offer.
Home prices
Grimsby is part of the Niagara North area covered by the Cornerstone Association of REALTORS®. I only quote prices I can source and date, so for current numbers on the homes you’re considering, ask me for a written summary.
Grimsby neighbourhoods and home types
Every part of town has trade-offs, so here’s a simple way to think about the main areas.
Downtown and Main Street
The historic core along Main Street, close to shops and services. The Town’s Downtown Reimagined project started its first phase of work in summer 2026, replacing the downtown watermain and water services, with that phase scheduled to run into fall 2026.
The waterfront
Along Lake Ontario, the Town opened Casablanca Waterfront Park in June 2024, with trails, beaches, a playground and picnic areas.
Below the escarpment
Downtown, the waterfront and the QEW are all below the escarpment, and this is where the Town’s water billing applies. Ask about lot size, the age of the home and how close you’d be to the highway.
Up the Mountain
Above the escarpment, the setting is more rural. Servicing, lot size and your winter drive down the escarpment are worth thinking about before you buy.
Matching an area to your needs
When we talk, I’ll ask about walkability, yard size, single-level living, which way you’d commute and how much maintenance you want. Then we shortlist areas that fit. There’s no single “best” part of Grimsby, only the best fit for you.
Schools, parks and everyday life
Grimsby is served by the District School Board of Niagara (public), the Niagara Catholic District School Board, and the two French-language boards serving Niagara, Conseil scolaire Viamonde and Conseil scolaire catholique MonAvenir. School boundaries change, so check any address with the board’s own school locator before you buy.
For outdoor time, there’s the waterfront, Casablanca Waterfront Park and the escarpment. For recreation, the Town’s expanded and renovated Major Refrigeration Peach King Centre opened in January 2026, with a double gym, an indoor walking track and a fitness centre alongside its two ice pads. Hamilton Health Sciences’ new West Lincoln Memorial Hospital in Grimsby opened in November 2025.
How Grimsby is planning to grow
Council adopted Envision Grimsby 2051, the Town’s new Official Plan, on July 13, 2026. It isn’t in effect yet. The Minister of Municipal Affairs and Housing is the approval authority, and the public comment period on the Environmental Registry closed September 27, 2026. Once approved, it replaces the existing Grimsby Official Plan and the Niagara Official Plan.
Downtown, Council approved The Woolverton on May 11, 2026: a seven-storey mixed-use building with 150 rental apartments, still subject to site plan and heritage permit approvals.
If you’re buying, it’s worth checking what’s planned near a street you like. I can show you where to look.
Buying a home in Grimsby with me
Before we work together, I’ll give you and explain the RECO Information Guide and walk you through a written buyer representation agreement, so you know exactly what I’ll do for you and how I’m paid. If you have a home to sell first, we can plan both moves together.
Frequently asked questions
Is Grimsby a good place to live?
It depends on what you need. People are often drawn to the lake and escarpment setting, the small-town feel and QEW access. The trade-offs today are limited transit until GO opens and a commute that depends on traffic.
When will the Grimsby GO Station open?
The Town of Grimsby and the Province are targeting summer 2027. Construction began in July 2026 on Livingston Avenue, west of Casablanca Boulevard.
Can I take GO transit from Grimsby right now?
Yes, by bus. GO route 12 stops at the Casablanca Boulevard / QEW park-and-ride and connects to Burlington GO. There’s no train stop in Grimsby until the new station opens, so check the current GO schedule before planning a commute.
How much are property taxes in Grimsby?
The 2026 total residential rate is 0.01368236. Multiply a home’s MPAC assessed value by that rate. As an illustration, the Town’s average assessed value of $442,000 works out to about $6,048 a year.
Is water included in Grimsby property taxes?
No. Properties below the escarpment get a separate water bill from the Town, and starting in 2026 it covers water and wastewater and arrives every two months. Ask how any home above the escarpment is serviced.
