Grimsby Realtor: How I Help Buyers and Sellers in Grimsby and West Niagara

Stephanie Pinet, Broker of Record, REALTY HUB ONTARIO INC. · Last updated September 30, 2026

If you’re searching for a Realtor in Grimsby, you probably want two things: someone who knows the town, and someone who’ll tell you straight what your options are. That’s how I try to work.

This page explains what I do for sellers and buyers, the areas I cover and what to expect when you get in touch. No rankings, no hype. Just how the process works.

I grew up in Burlington, and I’m raising my family in Grimsby. I became a licensed real estate salesperson in 2014 and a broker in 2020, and I’ve served on the board of directors of what was then the REALTORS® Association of Hamilton-Burlington. I’m also a real estate investor myself, so I look at homes as an owner and a landlord, not just as an agent.

Areas I serve

I work in Grimsby and across Niagara, including Beamsville and the rest of the Town of Lincoln, as well as Hamilton and Halton (Burlington and Oakville). Selling? Read selling a home in Grimsby.

That matters if you’re moving from Burlington, Oakville or Hamilton: I can help you plan the sale and the purchase together so the timing works.

How I help sellers

Selling is usually the bigger financial decision, so I start with the numbers and the plan, not the sign.

1. A pricing conversation grounded in real data

I prepare a comparative market analysis (CMA) using recent comparable sales and current competition. It’s my professional opinion of a likely price range, not an appraisal. I’ll show you the comparables and explain why I chose them.

2. An estimate of what you’d actually net

The sale price isn’t what lands in your account. I’ll walk through a line-by-line estimate: commission and HST, legal fees, mortgage payout and any penalty, moving and other costs.

3. Preparing the home

We’ll go through the house together and talk about what’s worth doing before listing and what isn’t. Often it’s cleaning, decluttering, small repairs and good light. I’ll be honest if something isn’t worth the money.

4. Marketing and showings

Exactly what’s included in marketing your home and handling showings is set out in writing in your listing agreement before you sign, so you know what you’re getting. Ask me to walk you through the plan for your home.

5. Offers, negotiation and closing

When offers come in, I’ll explain every term, not just the price: deposit, conditions, closing date and what’s included. I’ll negotiate on your behalf and stay involved until closing, working with your lawyer.

Not sure yet? Start with a home evaluation. There’s no obligation to list.

How I help buyers

Understanding what you need

We start with a conversation about budget, commute, must-haves and deal-breakers. If you’re new to Grimsby, my moving to Grimsby guide is a good starting point.

Getting ready to buy

I’ll encourage you to talk to a lender early about pre-approval and to line up a real estate lawyer. I don’t give mortgage or legal advice, but I’ll help you know what questions to ask.

Searching, viewing and checking the details

For homes you’re serious about, we’ll look beyond the listing: the property tax bill, how the home is serviced, what the Official Plan says about the area and anything the inspection turns up.

Writing and negotiating the offer

I’ll explain your options on price, deposit, conditions and closing date, and what each means for your risk. Then I’ll negotiate for you.

What to expect when you work with me

Under Ontario’s real estate law (the Trust in Real Estate Services Act, 2002, or TRESA), I’ll give you and explain the RECO Information Guide before we enter into an agreement. Buyers and sellers who become clients sign a written representation agreement that sets out the services, how long it lasts and what you’ll pay. What you pay isn’t fixed by RECO, the government or any real estate board. It’s agreed between you and the brokerage, so ask me anything about it.

If I ever have a conflict of interest or would receive a financial benefit such as a referral fee, I’ll disclose it to you before going further.

Why work with a local Realtor in Grimsby?

Grimsby has quirks that aren’t obvious from a listing: a separate water and wastewater bill below the escarpment, homes above it that may be serviced differently, a GO station under construction but not open yet, and a new Official Plan awaiting provincial approval. Knowing those details helps you price, buy and negotiate with fewer surprises.

Frequently asked questions

Do you work with both buyers and sellers in Grimsby?

Yes. I help sellers with pricing, preparation, marketing and negotiation, and buyers with searching, due diligence and offers, in Grimsby and across Niagara, Hamilton and Halton.

How much commission do you charge?

Commission is negotiable. It isn’t set by RECO, the government or any real estate board, and it’s written into your agreement before we start. I’ll explain the options and what’s included so you can decide.

Is a home valuation the same as an appraisal?

No. A valuation, or comparative market analysis, is my professional opinion of a likely price range based on comparable sales. An appraisal is a separate service done by an appraiser, often for a lender.

Can you help me sell in Burlington or Oakville and buy in Grimsby?

Yes. I work in Halton as well as Grimsby and Niagara, so we can plan both moves together, including the timing.

What happens in the first meeting?

We talk about your goals, timing and questions. For sellers, I’ll usually follow up with a written price range and net estimate. There’s no obligation to sign anything.
