Request a personalized sold report for your street

Asking prices tell you what sellers hoped for. Sold prices tell you what buyers actually paid. If you've ever walked past a SOLD sign and wondered what that house really went for, I can help.

Tell me your street or neighbourhood and I'll personally put together a list of recent nearby sales and send it straight to you. Sold information is shared under real estate board rules, so instead of posting it online, I prepare each report individually and deliver it to you directly.

    What you'll get

    Recent sold prices near you

Sales on or near your street or neighbourhood, pulled and reviewed by me, not generated by a website.

    The details that matter

Where available: when each home sold, the style and size of the home, and how the sold price compared to the asking price.

    A plain-language take

A short note from me on what those sales could mean for a home like yours.

    No pressure

The report is yours to keep, whether you're planning a move or just curious about the neighbourhood.

Why asking prices can be misleading

If you've been watching listings to figure out what your home is worth in Grimsby, here's why the asking price only tells half the story:

Asking prices are a strategy, not a result

Some homes are priced to attract multiple offers; others start high and come down. Either way, the list price rarely tells you where things ended up.

You don't see what happened next

A listing can be reduced, relisted or quietly taken off the market, and the online ad won't tell you.

    Online estimates can't see inside

An algorithm doesn't know about your renovated kitchen, the new roof or the room over the garage.

    Timing and condition matter

Two similar homes on the same street can sell quite differently a few months apart, or in different condition.

That's why Grimsby sold prices, read with some local context, are a far better starting point.

The latest market numbers (August 2026)

Before you look at individual sales, it helps to know the direction of the wider market. The Cornerstone Association of REALTORS® reports Grimsby together with Lincoln and West Lincoln as its Niagara North area.

    $678,400

    +0.3%
    Change from July 2026
    −7.1%
    Change from August 2025

Across Cornerstone's wider Hamilton-Burlington-Haldimand-Niagara North market, there were 4.4 months of supply at the end of August 2026, down from 4.6 months in July. In plain terms, buyers have choice, so the price a home actually sells for depends heavily on how it compares with nearby homes on the market. That's exactly what a sold report helps you see.

Want a number for your own home?

A sold report shows what's been happening around you. A full home evaluation looks at your home specifically: its updates, layout, lot and condition. It gives you a realistic price range if you're thinking about how to sell your home in Grimsby, now or down the road.

    Frequently asked questions

Why can't I just see the sold prices on this page?

Real estate board rules govern how sold information can be shared, so I don't post it publicly. Instead, I prepare your report personally and send it to you directly.

Is there any cost or obligation?

No. The report is free, and requesting one doesn't commit you to anything.

I'm just curious. Is that okay?

Absolutely. It's completely natural to wonder what's happening on your street. Choose "Just curious" on the form and I'll send your report all the same.

How will I receive my report?

I'll reach out by email or phone to confirm the area you're interested in, then send the report to you by email.
