What do I need to Apply as a Renter?

In Ontario, First and Last Months Rent is usually required for all units you apply for.

You pay your deposit, in a Bank Draft form, once your Lease Agreement is Accepted by both you, the Tenant, and the Landlord.

You will agree on deposits, term, and conditions.

Some Landlords only ask for Last Month’s Rent as a deposit, and on your move in day, you will bring First Month’s Rent.

Before you are accepted, you should be armed with these documents to provide potential Landlords.

You will also need:

– Tenant application filled out (email for an example! stephanie@therealtydeal.com)

– Proof of Income (Bank statements or paystubs) (The more money you can show, the better!

– Credit Report (Order Online from Equifax or TransUnion)

– Photo ID (2 pieces)

– Some Landlords may request a letter from your previous Landlord(s), or employer, so it would be good to have that handy

Ask your Realtor more then 24 rs in advance if you would like to see a unit.

Tenants have the right to get notice of someone entering their home, minimum 24 hrs in advance.
